As you probably know, there are several ways to invest in real estate today.
You can flip houses, buy bank-owned property, you can become a landlord, and so on. (These are the”old ways” I like to call them”)
However, ordinary investors do not understand that each of these strategies has drawbacks,which can make them difficult or even unsuitable for some.
In fact, some of these strategies are so dangerous that it is almost impossible for some people to make money safely with them.
Take rental property for example.
If you are lucky enough to get a good deal, then your rental income exceeds your monthly mortgage payments and gives you a little bit of monthly cash flow. But, as they say, you still have to deal with “tenants and toilets”.
If anything goes wrong with the property, then you have to pay for it in your own pocket. I’ve heard all sorts of tenant horror stories like calling at 2am on Christmas Day to fix a clogged drain pipe. Also, if the tenant stops paying, then you are really in trouble.
Many experienced investors view single family rental properties as the most risky strategy for real estate. Of course, you can do some monthly rental income,but not without a lot of risks and headaches. That is why so many people often become”burned out landlords”and end up selling property for loss or just to break even.

Then there is the purchase of foreclosures.
I hear a lot of people talking about buying foreclosures as”hot” opportunities in the market. This includes transactions completed through direct foreclosure sales, short sales, or as bank-owned property (reo). The truth is, these days it’s getting harder and harder to find a good deal.
Across the country has fallen sharply in the inventory of bank-owned property. Nationwide, reo stocks fell by 18 per cent. The FHA reported a staggering 47% drop in their reo inventory.
Housing inventory is close to the same level as it was in 2004, at the height of the real estate market.
Depending on supply and demand, when supply falls, then prices rise……
In the past 12 months alone, house prices have risen 5.7%.
This means that real estate investors pay more than they use for transactions. According to the National Association of Realtors, as of August 2012 foreclosure sales were only 21% discount, while short sales were less only 13% discount.
This makes it increasingly difficult and very dangerous to make money on foreclosure deals too.
The point is that while I wholeheartedly believe in real estate,the truth of the matter is that most real estate investments have great drawbacks.
That is why some of the smartest and wealthiest people in the country do not rent a property after a short sale or foreclosure.

Behind the scenes at Capital rock hedge fund”
Before I tell you about”capital rock hedge funds,”let’s first talk about what a note is.
Real estate note just that the borrower agrees to pay when they buy the property and get a mortgage loan. The note basically says how much they owe(called Principal), how long until they pay off the loan (called term) and what the interest is (called rate).
Most people casually refer to this loan as a”mortgage”, but this is actually a misnomer. The note is just an IOU, and a mortgage is a security instrument that links the note to the property (called collateral). Simply put, a mortgage says that if you don’t pay for the description, you don’t get to keep the property.
These bills have been bought and sold”secretly”over the years by companies and individuals.
Now, when borrowers stop paying their loans, their attention is then classified as”bad notes”or”defaulted notes”. Therefore, instead of dealing with bad bills themselves, lenders tend to sell these off at big discounts.
And because the description is secured by the property,you can basically control the property for significantly less than you can if you bought it in foreclosure.
In the end, it means less risk and more profit for you.
Now you begin to understand why this is such an amazing opportunity!
It is important to note that it is very common and it happens thousands of times a day every day.
In fact,this is so common that now with so many real estate bills available, lenders are almost begging for more private attention buyers like you and me to get in the game.
More deals than they know how to handle.
From 1980-2006, the typical 90-day loan default rate was 0.78%.

Currently, the astronomical 2.1% of all loans are defaulted by 90 days-four times more than in the past 26 years.
Perhaps even more surprising is that 6.5% of all loans are in some delinquent state.

Now, Tom and Debbie didn’t buy the note for $ 247k, so they went out to find an investor to buy the note for $ 265,000. That means investors took all their money and Tom and Debbie walked away with a $ 18,000 profit!
Then Brian and Michelle Winberry Brian and Michelle used to be in the repo business, but with all the success they’ve had with notes, they now do this full-time.
Brian and Michelle found a note in Kansas City, Kansas the property was valued at $ 25,000.
They bought the note for$7,900 and turned around to sell the property for a quick sale value of$22,000! That’s a profit of $ 14,000.
Or how about Dan Albert. Dan used to be in manufacturing, but like many of my students, he now invests full-time in notes.
Dan bought a note on this property for$10,500.
Shortly after the purchase instructions,the realtor called him and told him that they had been trying to do a short sale of the property and had an offer of $ 22,000. As a note holder, Dan accepted the short sale offer and went into closing.
Now, this is Dan’s first deal,so he made some mistakes along the way,

But it ended up making $ 11,500!
The”wrong way”of doing things is not a bad profit!
One of my more senior students is Ryan Parsons. Ryan is a young, well-paid executive who left his job because he’s making more money and having more fun investing in bills!
One of my more advanced strategies that Ryan uses is that when you get a bad note to start paying again (now called a”re-execution note), you can sell a chunk of your monthly payment to investors looking to get a good deal.
Ryan bought a reprise note on a property in El Paso, Texas, and immediately started paying earning money on a monthly basis. Then he sells a portion of the monthly payment to another investor for a significant profit (plus the investor also gets a lot!). Plus,got the homeowner to start making back payments in arrears. Overall, between monthly payments, between selling part of the payment to another investor and the profit from defaulting on the account, Ryan will get a total of$182,687 in this deal!
Once you are armed with my strategy, you will have the skills and confidence to complete the same type of trading that large hedge funds are closing,just like Ryan does!
